ModusLink, the leading company in global supply chain business process management, expands its warehouse capacities in industrial area of CTPark Brno. All leasable premises in the park are nowadays fully leased.
Negotiations between ModusLink and the landlord, CTP Invest, began in May, 2009. Thanks to a long-term mutual cooperation, the international real estate consulting company Colliers International has been appointed to represent ModusLink in the negotiation process. “The negotiation process consisted of two different phases – renegotiation of current lease terms and closing a new contract for additional premises,” explains Karel Stránský, Managing Partner of Colliers International and Head of Colliers’ Industrial department, who arranged the entire transaction.
The renegotiation concerned almost 9,000 sq m of warehouse space, 1,400 sq m of offices and 1,000 sq m of service area. “By renegotiating and prolonging the contract closed originally in 2006, we’ve succeeded to secure rent discounts and substantial cost savings,“ continues Stránský. The new expansion of ModusLink then concerned 4,700 sq m of warehouses, 240 sq m of office space and more than 500 sq m of service area.
CTP Invest will adjust the newly leased premises in accordance with tenant’s needs, so that ModusLink could use them by the first quarter of 2010. Nowadays, ModusLink leases more than 26,000 sq m of warehouse space in CTPark Brno.
According to Karel Stránský, the expansion of ModusLink is a perfect example of international companies coming back into Czech Republic. “Western companies, thanks to the economic slump, once again recognize the attraction of the Eastern markets. Besides strategic location and good transport infrastructure, the country offers them substantial costs saving, thus attracting more and more companies,” reminds Karel Stránský of a well-known trend of the 2005/2006 era.
CTPark Brno (Cernovicka Terasa) represents a top class industrial park of the South Moravian region. It offers more than 151,000 sq m of leasable space for warehousing and light manufacture. All leasable premises are nowadays fully leased. Many of recognized IT and electronic appliances manufacturers are based here, e.g. Acer, Darfron Electronics, Qisda, Inventec etc. Interesting is that a special restriction stating that no pure logistic operator may lease space in CTPark Brno is applied.
