In an interview, Tomáš Budař, project manager, CTP, talks about the current situation on the logistic real property market. As a project manager, he focuses on new projects as well as environmentally friendly green buildings.
CTP has not experienced any drop of demand for ral property in any branch of industry or logistics yet. At the moment several highly attractive projects for both logistic and manufacturing companies are running. An important role is played by the good strategic geographic position of the Czech Republic, qualified labour and the location of individual CTParks.
Even this year growth of existing clients (70% of new projects) as well as new clients is expected. The latest trends have indicated clients focus not only on the price but also on other accompanying costs such operating costs or necessary maintenance of the facilities. Big emphasis is similarly placed onthe concrete location of the buildings. CTP provides an overview of all operating costs as a standard part of its services and offers options leading to operating costs reduction, including other auxiliary services.
Today, unoccupied space amounts only to about 5% of the CTP portfolio, a major part in CTPark Hranice. Recently there has been growing demand for ADR and refrigerated warehouses.
According to Tomáš Budař, it is not advantageous for clients to invest into purchase of real estate. End customers should focus on their key activities, such as purchase of high-quality and effective warehouse or other technology, education and training of employees. Leasing real property from a developer gives clients a high level of flexibility and certainty of a quality and long-term solution without a necessity of any further investment into real property.
High demand for logistic facilities is registered in Brno and its surroundings; however the capacities are very limited there. Also the Ostrava region is becoming popular, thanks to its geographic location and the fact that the last missing 20 km of the highway to Poland should hopefully be completed soon.
